Whereas, my friend Sam may be a full time investor and be willing to take anything with an ROI over 12%.The bottom line is that I never throw out a lead based solely on how closely it aligns to the mythical 70% Rule.  

This person just left the leasing company that currently manages the properties (a national company) to start their own business.They want 7.5% of monthly rent AND one full month's rent as a leasing commission on new leases AND renewals!

It aligns well for commercial property to get financing and insurance.

She will be responsible for payment until you are able to get it re-rented.Encourage that the better it is left the faster you can get it filled and more of the deposit you will be able to return.

My current situation is I am a full time career soldier in the Army and I have about 5-6 years left before I can retire.  

We broke-down & rented, but the renters left in the middle of the night.

I have to go to them to see what the updates are, instead of them letting me know first hand.I have stayed because one, their turn over fee is cheap $150 and two, they charge 8% of monthly rent.What almost put me over the edge with this company was a tenant left half way through the lease, they didn't even bother to tell me why.

Hey @Jay Helms- I left that spot there for "specific" things that might be applicable for some areas or properties and not others.

Eventually, the investor and my family parted ways and long story short we were left to sell the house and remaining profit.
