Hey Guys, Cash flow question:   Does anyone invest their cash flow into a liquid tax sheltered investment account?

I started by figuring out what I needed from them and then worked with my selection at a low-level prior to putting larger chunks into play. 

Would you advise a larger CoC for your first deal as a springboard?

I know the weather is especially rough on roofs - are there other things I should likewise put a larger focus on?

Legeune and Bragg were to both get larger.

Larger square footage may also be dividable in a way to create multiple living spaces.

These are in the path of development and growth usually and might have a tenant base that commutes to the larger metro area. 

Our other places are either smaller or larger, so a two-bedroom is new to me.

At this point I would only be able to take out about $19K(have about $25K invested in home), going from $1,550/mo payment to $1,350/mo, interest rate from 4.375 to 3.625%.Just want some quick feedback on this as I was hoping for a larger appraisal which would give me more cash for next investment.
