Agree, but I would add since you plan on holding the property, have the HVAC contractor do a professional inspection/evaluation in addition to a quote for the items from the inspector.

The basic premise is, you add $5K for each major repair the property needs and if you have five items, add another $5K to the tally to cover yourself.Makes sense?
