(Obviously that only works in a market that has a decent # of transactions so you still get matching comps, but fortunately we definitely seem to be in such a market right now.)I think I'd rather go even a little farther back in time (say 9 months instead of 6 months) and make a rough/minor adjustment in my head for an older comp, then use a more recent comp that differs from the subject property on some important dimension (like # of baths or different neighborhood).I guess it comes back to putting yourself in the mindset of buyers & renters.
