I guess what Im asking do you have to justify to tenants every year why you raise the rent and if so what reasons can you give tnem?

We could let him out but then we have no way to cover the vacancy due to, you guessed it, no deposit.

I'd also guess that this value will be tied to actual condition of the property vs saving the bank an adminstrative burden/quick closing...And if the condition is bad enough to knock 20k off, it'd probably impact the appraisal your retial buyer will likely need...

hmm I’d guess  bureaucrat  salaries  ,free health insurance and  lavish retirement accounts for city workers who lean on shovels all day . 

I don't remember where the bible says that this is all ok, but I guess there's probably a commandment that says don't pour concrete down the pipes or load the heating vents with dead fish, but no specific commandment about sabotaging doors handles.I'm not trying to bash Christians here, by the way. 

yeah, I build all our tools...and that's only the start of the great stuff we're rolling out this year ;)The reno costs seemed pretty conservative to me based on the images...I guess  I was hung up on the images...looks to be a massive project.
