It's not complex really to do, for my particular situation I am set to close escrow by the end of November, so I don't want to risk time for switching the buyer's entity on the contract if I don't have to. 

We funded the 1st with $45,000 cash- cashed out 401k and borrowed $20,000.It was a Freddie Mac and had to be cash due to situation.

My delima is I found a private money lender here in Baltimore that works for my situation I’m 25 don’t have much work history or experience as an investor (one brrrr deal under my belt).

Perhaps this is a good situation to partner with someone who knows this system and the other person with the boots on the ground to make some great deals happen.

Here is my situation, I started investing last August when I got 1 house, this month I am buying three houses. 

The utilities situation will be a big factor.
