@Anthony Fontana , Well, to begin with, banks will probably not loan to LLC even if you invest together. 

Should assignment fees not be reported since your loading your bank account with random checks?

I am looking for advice on investing in mitigation bank land within California. 

Banks have also informed me that they could attribute no income to me, since I'm moving and starting a new firm.

Bank will loan me 100 percent at 5.2 for three years locked .

The first bank we applied with and after tons of paper work the bank would not set a loan at that time .Letter was dated 5/28/18 from bank .

Since the owner is technically the bank are there things to be aware of?

What I find is that the banks just want too much money for houses that need too much rehab.Is there some way other investors are getting access to properties that aren't on the MLS, or these common sites I mentioned? 

Since the HML will only lend to an LLC I'm having trouble finding a lender/bank that will lend to an LLC.

As soon as you bring someone else in (bank, HML, etc) it gets more complicated as you need to answer to them, pay them interest, and likely provide lots of documentation.
