If those top sold properties have wood floors, granite counter tops, lush landscaping...then your property's SOW also will have wood floors, granite counter tops and lush landscaping or better.If your former real estate broker changed careers and no longer has her license, than her compensation cannot be tied to the sell of the property, but can only be tied to the SOW. 

I'm sure there sold now but next one that comes up that's down in your neck of the woods I'll run past you.

If you're living in Jax, why would you look else where to invest when so many are looking in your neck of the woods?

We recently looked at a great home, near a creek, with a wooded backyard, on about an acre. 

Wood refinished floors have huge gaps/cracks, and they are layed over what appears to be what was called a subfloor in the Victorian era, which is wood which also has gaps.
