I don’t know much about siding and since I am in daily communication with them so I don’t think they were being shady but my property manager does. 

Will you know how to effectively communicate with a seller to build rapport?

The unit goes for $3,050 a month and the tenants seem to be pretty happy with things, we have a decent line of communication ( I am self managing the property) and I have been responsive to concerns and proactive on repairs.  

With good communication and service, they will be your best asset.

Channel management is only one of many functions. but whatever you choose, there's going to be a significant amount of customization to help you seriously automate your tasks.

The guests affected gave 5 stars due to my speedy communication and willingness to drive over to see if I could get if fixed for them.

If you need a bunch of form emails sent, then hire someone who can read and communicate by text. 

Now the difficult part is....even though I have a good relationship with the listing agent, the seller's lawyer, and the very reputable title company that they use, whom I also have an open line of communication with, they've all told me no liens it's clear...which not that I am distrustful and not that I am trustful, but I would like to make sure in the next 1-2 weeks before putting down the 5% deposit that the liens exceptions list from auction.com would be covered under the title insurance.
