Landlords can be selective & choose best applicant.

Realtors in most cases have an understanding of why they chose the asking price, while some, but not all, homeowners may choose an asking price for a variety of reasons. 

I agree with Aly NA    that the attorney you choose will be the one defending it so you should have them draw you one up.

Sell to a rehab investor in its as is condition and get out, stop the bleeding, and salvage what you have left.Regardless of which option you choose (and one or both may not be options if your numbers are bad), this is a prime example of a very common mistake.

@Michael King why did you choose to join KW rather than the myriad other brokerages that Fitchburg has?

They can choose the new company so they can argue over rates and fees and save yourself that headache.  

So, you have to choose one.

I would add to the Additional Terms section that the buyer has the right to choose between closing after the holidays (set a date), or closing prior with a vacate date being after the holiday.
