If a tenant is receiving government assistance (Section 8, Abode, Vash, etc.) then they are NOT restricted to rent control. 

I live in North Carolina and my partner and I want to start a direct mail campaign.

@Daniel DietzWhen I say a Roth IRA cannot be transferred to other account types, I am referring to the restriction that it cannot be transferred to anything other than another Roth IRA.

As Account Closed mentioned the tenants being 55 plus tend to be very easy on the property.Single-family without any age restriction tends to see a little higher demand, makes sense since 100% of the market fits the bucket.

Condos do have negatives as CCRs could have rental restrictions and possible special assessments down the road. 

Also HOAs have their own restrictions.

In the early 90s there were covenants and restrictions that were filed with the city and it states that the only style of exterior allowed is brick, stone, or wooden plank.

Recently the County has been making noise about restricting short term rental to 6 months (there is a law in place that has not been enforced).

For it to work and be attractive to an investor, I'd recommend these tips:- Keep rents close to market rateIf you're in a seller's market, try to restrict showings to serious investors - those who have financing lined up and are willing to make an offer subject to inspection- Provide tenant some flexibility for show times  - for example a time window for weekday and a weekend. .
