Theres a big difference between C and D class neighborhoods.If you truly are in a C class neighborhood (blue collar, some crime, probably don't want to hang around after dark) these are the requirements I usually have- No evictions- minimum 600 credit score- 3 times monthly rent in income- Past landlord referralsIf its a D neighborhood (drugs, gangs, prostitutes, don't want to go even in the day) then I would sell the house.

Once you get above 20 units, you won't want to run over and hang out 3-4 hours every time something needs to be fixed.Bottom line: our guys NEVER go inside unless the tenant or their adult rep is present.

Hi John, Yes, the ADU is considered new construction as the garage was never considered “living space” and you’ll have to make major changes to bring it up to code (ie: footing where the garage door used to be, insulation, drywall, new ceiling joists to hang the drywall because the old ones won’t meet code, moisture barrier or new slab for the concrete).
