My goal is simply to BRRRR and make equity long term, so loan to ARV is probably 85-90%. 

If you didn't want to do the house hack and just buy a rental, you could possibly BRRRR and use hard money or private money but again, you'd want to talk to banks first to make sure that you'll be able to re-fi.

I know Turnkey doesn’t get as much love as other investment property routes on these forums, but was curious what others thought considering the current market and from the POV of a total newbie looking for a buy/hold (non brrrr) property with positive cashflow?

"Forced appreciation" is an excellent method to build a "buy and hold" portfolio.

Is is possible to BRRRR new construction?

Professional management is optional and has a fixed cost/percentage.Self management is "free" - it has a cost but less tangible than hired management.If someone is trying to do multifamily BRRRR math do you include management cost in your NOI?

Does anyone on here have experience with remotely investing with either of those methods? 

My ultimate goal on deals is to be able to have no cash in them in the end because of the BRRRR strategy.
