Days for maintenance do not count against personal use days.I saw a family that was on Homeaways new show on A&E Saturdays at 11AM that went and used the pool at their VRBO most every Saturday during turnover between guest leaving and the next ones arriving that afternoon.

ServiceLink not only didn’t pay taxes for the property and let incur the fines but did a poor job delivering a clean title to the new owner allowing old eviction case arrived till the eviction.

Okay, only because your next question is kinda hard to understand....it's not 75% LTV (loan to value) it's ARV (after repair value less rehab costs) I think is what some goby.I don't use rules of thumb, I sharpent a pencil and use my calculator, see what the MV will be repaired, subtract costs of the sale, subtract cost of the rehab and my profit, costs to acquire it and then arrive at my offer.
