Because of that my resales were way over the proforma the deals look amazing on paper.Now finding good money partners is easier, private money takes alot of my time but pays me off the most financially.  

@Jim Viens  you need cash in this game to really pull of the great deals.. all the best deals are bought at the 9th hour.. everybody and their brother who is requiring loans hits them at 60 to 90 days out.. but when you walk up the day before the sale .. you would be AMAZED at the deals you can get.they have no out.. but cash is kind and they who have it an know how to use it can do quite well.

The resources here are amazing and I can't wait to continue to learn all that I can and start building. 

I live in Colorado - desert - and have found some really amazing-looking plants that are also low-water.

It would be amazing to watch elephants, hippos, giraffes, rhinoceros, buffalo and zebra all together while I'm watching from the hotel in the trees.

I don't know if the flipping market is that good but the buy hold and investment rental market is amazing in chicago.. is it bad to let money sit in a positive cash flow property or should I refi in 2 years .. any thoughts would be great !

Sorry in advance for the long post but it adds context to my question.I just moved over to the USA with my wife (US Citizen) from the UK, she got an amazing opportunity in AZ and we couldn't turn it down.

You'll be amazed how quickly this can start to snowball if you're able to buy your second property in a year.

They are amazingly convincing sellers and also totally unethical in my opinion.
