If married filing jointly, it's $500,000, if both you and your spouse meet the usage and ownership tests.So if your gain is less than those amounts, then there's no capital gain to recognize and you've basically just got a private loan on which you'll need to recognize the interest income and pay tax on that.If your gain is more than those amounts, then the remaining gain is what is then allocated over the term of the loan.

As if you are always looking and you come across a great deal you may be able to find a way to better adapt your business to do more investments, find different ways to fund them, or sell deals to other investors that may build relationships down the road for joint ventures that will benefit you both while putting some money in your pocket and helping that investor out!
