If married filing jointly, it's $500,000, if both you and your spouse meet the usage and ownership tests.So if your gain is less than those amounts, then there's no capital gain to recognize and you've basically just got a private loan on which you'll need to recognize the interest income and pay tax on that.If your gain is more than those amounts, then the remaining gain is what is then allocated over the term of the loan. 

Once you've done some business with them, I think it's fair to establish a better process which increases their burden and hopefully your joint success.
