We just got rid of our home warranty company and replaced our own HVAC unit on one of our rentals. 

Should I close the LLC in California (also to get rid of the $800 fee each year) and open another LLC in the state I'm investing in?

Many investors get started this route and then later refinance with conventional to get rid of the mortgage insurance, once they have at least 20% equity built into the house. 

Then got it paid down enough to get rid of PMI.

Sounds like that is not the case, then she's in violation of the lease and can be evicted or get rid of the puppy. you mentioned it is a restricted breed. 

I have talked to the before and they seemed eager to get rid of it.

I have a potential property that that has signs of mold issues, black marks under paint etc, is this an easy issue to get rid of or is this a deal breaker?

My question is whether or not to try to rent out the property once I am able to build up a down payment for another home in Napa or to sell the condo (getting rid of an HOA) and use my equity to purchase in Napa.
