Some concepts to consider (in addition to cash on cash return) might be time involved, difference in appreciation, difference in tenants, difference in projected capex, difference in pm availability, etc.

The concept has utility and it obviously worked for you with impressive results. 

@Leanna Abu the concept of wholesaling is very simple.

A liability takes money out of your pocket.Kiyosaki is good at simplifying complex concepts.

But the concepts and ideas and “beware of”s that I wrote down proved invaluable.  

I'm assuming 95% of them are sales pitches or so basic that they won't be helpful (I have a couple of investment properties and am trying to grow my portfolio - I have a good grasp of all the main concepts).

If you understood the asset class, you would know why rent from POHs isn't part of park revenue and not asking a stranger on the internet to explain a concept which you could research yourself quite easily. 

After numerous hours of research along with reading some of the books here on BP, I have a pretty solid grasp of the concept and have begun to put processes into place so I can secure my first deal.

Everyone understood it wasn’t going to make anyone rich and it was more of a proof of concept.
