Stay away from coasts and low laying areas.

I focused on the Central Florida area, basically Western Tampa MSA over to the Space Coast.

Hello,I am currently rehabbing a house in California (central coast).

Put a large beach house on the NC coast under contract recently and wondering if there are any stories/tips on assessing a potential BRRRR opportunity in a beach/vacation area?  

While prices are high, people out west and northeast still are surprised at how affordable the area still is.

I'm ex-Coast Guard, single, and just a dog parent and he goes everywhere with me.

That is the general rule of thumb for lending for mortgages too.You should be abe to cash flow in most places, except the west coast or northeast. 

Quick info on me: I am 30, married, stable health care job, very frugal, spend about $3000/mo combined with wife, currently at Coast FI through VTSAX and cryptocurrency, but absolutely ZERO real estate experience, including no primary residence because I have worked exclusively travel contracts. 

I'm born and raised in the Central Coast and I've noticed a positive trend in Oceano but I still choose to not personally invest there because I don't think it'll last and especially with pending dunes shut down.

If it's a city closer to the coast, it's probably harder to operate.
