What is tripping investors up right now is that the past ~3 years here have been incredible and now prices are to the point where many investors are questioning the longevity of the huge demand.

It's also in an area I'm familiar with and close enough for me to get there in an emergency (or to go take a trip to the beach). 

If the tenant refuses entry, you can charge them the trip fee for wasting your time.

The company I am partnering with is a small concierge company and we are looking to rent apartments to accommodate clients from different countries coming to London for work and business trips.

Is traveling to a different state to look at rental property considered a business trip? 

This tells me that business is back to normal and folks are traveling and going on business trips.

They have a 5 by 8 trailer and between cleaning the yard and hauling the trash they made 87 trips to the landfill and almost 3 months of part time and full time work .  

Wife is a travel agent specializing in international trips . 

I will hopefully be taking a trip out this summer to get a feel of the areas, but it is hard to fully understand the market without actually being from there.
