I recently bought a house at auction in a not so desirable part of town.

I live in Branson, Mo. which is a big tourist town.

That being said, I do have a clause in my property management agreements that states I'll do extraordinary hourly work at a pre-specified price ($45/hour for example).Since you're out of town, I'd ask the contractor to text photos as work is completed.

Owner financing, conversion from a 2/1 to a 3/2, rapidly growing area of town, STR permit from Wilmington, creation of new partnership, so many things to love about this one.

When looking at towns in West Palm, North Palm, Palm Beach Gardens, Jupiter and Tequesta, it seems that any house in decent condition is getting 4-5 offers.

We target properties B and C class areas that are “in the path of progress” next to highly desirable towns, in dense areas.

I live in a college town and am looking to start in the rental business.
