Hi David Pierson I think it’s important when you are starting out to stay relatively close to where you live when you are investing.

The market is going the other direction in several areas so stay away from leverage.

Fremont took number one for lowest separation and divorce rate in the study so maybe staying married is the key to happiness? 

My advice would be to:1. stay in contact w/ seller2. ask what price and what TERMS (fast close, cash, etc) they would take immediately or without hesitation3. see if you can visit the property in the meantime 4. get your $ ready so you can go when they're readyAll the best!

It doesn't sound like you'd have to hold the property for a long time and if you're doing a cash-deal there's no mortgage to pay but it still doesn't sound like there's a ton of spread here.And you can take on that a few round-trip plane tickets, hotel stays, etc. for you since you're doing this deal and living in Wisconsin!

Now, many sellers are and will be totally unreasonable, so you have to get ready for them to be stupid when it comes to needing the zone change in place by you for you to close.You are the developer, you have to be more disciplined then the sellers, it's not their risk if you close now, and the zone change fails.
