It sounds like the HVAC and basement work are capital improvements and will need to be depreciated as others have said.I would add though that the temporary regulations that went into effect at the beginning of this year allow for disposal if a cost segregation is done to determine structural component basis.

In the meantime I'm dealing with a property with continuing theft and vandalism and trying to keep it at my sale value, working with the county to do the necessary repair and abatement work to release the code compliance liens, getting IRS liens released, and trying to figure out if the tenant is crazy and needs a social worker.

I believe two types of quantitative models should be useful:(1) Factor models using linear regression;(2) Principal component analysis.I think the software is the easy part; the difficult part is to have a good data base.
