Our units are 1,100 sq ft, all hard surface flooring, solid surface counters, S/S energy star rated appliances, in unit W/D, screened lanai, high ceilings, loads of storage all with an contemporary open floor plan.Had been researching this for  over a year.

You have to do a good job of screening your potential tenant and really go with your gut. 

After a rocky couple of years, I finally had my SF Bay Area Victorian property cash flowing and my tenant screenings down pat. 

I was able to screen and find the tenant myself and it worked out well, but if I couldn't be in town to handle it, I would have made sure to go with a licensed manager.
