I believe your talking about two different transactions.

If you do decide to let them work, treat it as a separate transaction.

Assure them in return you will be professional, offer them a great warm safe property , and that you will respond promptly to needed repairs as they come up .

I am also in the final prelaunch stages of a new cleaning product line for the home that is green, safe and eco-friendly.With all of that said, this is how I currently generate cash flow, but would like to grow into REI so that I can (one day) focus on developing more products and platforms to aid others in their lives and spend time with family.

@Autumn Alexander ok, most private lenders would require 20-25% downpayment for that type of transaction.

I would also suggest speaking to an income tax professional as the IRS might not consider this an arms length transaction and subject to gift tax

Put enough down so cash flow is safe even if rents drop and then just plow the cash flow into more units or repaying I would pretend they don't exist in my mind and start saving for a house with the GF.
