Hi all,I was feeling high and mighty paying all of my property taxes ahead of schedule back in November and forgot to pay my supplemental property tax on my new primary residence.

I feel organizing and systematizing is the easiest way to streamline pretty much any day today affair currently doing it and most of my personal scheduling as well as professional it’s making life a lot more manageable so it sounds like I’ll enjoy the book!

My PMs can set door codes, message (or call) guests, schedule cleaners, adjust the thermostat, monitor my cameras, & call a plumber just as easily as a local PM can, for 1% of the cost.Hire good cleaners, a solid handyman & befriend some helpful neighbors.

Another thing you need to consider is if you're receiving rents you're supposed to file those on your schedule E.

Water bill, tax bill, insurance, cap ex, vacancy, property management, routine maintenance + debt service.  

It was also previously put up for auction but never sold... haven’t been in the house yet trying to schedule a showing this weekend.

Demand is high in summer and my schedule is more flexible.

I knew it would not be passive at first, but still give me some flexibility to work around my children's schedules.  

As for the LLC, I thought if the LLC has one member (myself), then I am except from the quarterly tax filing. the IRS site says you can add a few schedules to your 1040 filings at the end of the year, but guess I will ask a lawyer/accountant to be sure.
