You can use fancy words such as 'using leverage to enhance returns' etc. all day long, but the fact remains: if as a client I loose 50% of my premiums to commissions and fees I don't care what kind of leverage I gain as a result, it would practically be impossible to recover my losses.

You need to examine the details of your comparables to determine what the potential ARV is:Are the comparables all in the same city or village Sometimes using the radius for comparison results in spillover from another city or village into the comparables.

Based on the results of the title search, if it doesn't show the occupants as the current owners than I would also engage a probate attorney to validate that they are the legal heirs to the property, and find out what documentation is needed for them to be able to transfer title to you.
