@Joshua Lee Wegner There is always a way to make a deal work...it just sounds like this may be a lost cause...foreclosures are pretty quick now that there is very little backlog.What is the lien balance?

I am too busy with my full time job to do the lead part but have the ability to buy stuff pretty easily.

It seems like my thoughts about which parts would have actual value and pretty close to yours.

Hey @Damian Williams, wholesaling is pretty simple from an overview stand point (find a great deal from a motivated seller, get it on contract, find a cash buyer to flip the contract to).

Some places online may be cheaper, also depending on the amount you are planning on getting will be able to lower price pretty much. cheapsigns.com does 100 sings for $199. 

This will be a big job entailing pretty much everything, so anything would be appreciated, eg GC's, electricians, plumbers, etc.Thanks!

That is pretty interesting and slightly discouraging on the ADU front as it would make a property difficult to buy and hold unless you wanted to live in one of the residences for a long period of time. 

But since Las Vegas is new territory to me and my preliminary research suggested multis might be too risky , I was exploring the idea of appreciation instead.Your example is pretty amazing, however, so it's given me more to consider.

And I stay pretty busy here in the city, so I’m not sure I would be ready to do an FHA-loan house hack and relocate.
