An entity will need to be done pretty soon if you have anything to lose.Always remember to do the math analysis and try to look at the prospective property or at least have a clause in the sales contract that allows you some time (usually about 15 days) to make a detailed inspection and possibly back out of the deal without a penalty that will hurt you too much.

I revommend going with one that you feel comfortable with and that operates as close to a traditional lender as possible, as they are unlikely to fund anything that is too risky.

The homeowner is not benefited if their house is already taken back because of taxes, but if you get to them before the 'foreclosure' you can possibly purchase it and if there's room, they might get a little cash over and above your purchase price.
