My question is, does this sound like a good plan to start off our real estate investment journey with as little debt as possible?

Secondly, from an aesthetics standpoint investing slightly more can make a huge difference in the way these rooms looks.

After 45 + years investing in, purchasing and selling notes and real property; structuring “deals”, running investment funds and syndications, I have observed that many (most) investors both hesitate too long gathering too much information before making an offer AND do not do enough investigation, analysis and due diligence before they finalize a purchase.Seems like opposites, right?  

They build and invest to help improve the area, bring in better tenant pool, improve the economy and hopefully at the end of the day make a profit on the hard work, time, and money spent on that new development.  

For those who've used bridge loans before, how did they impact your ability to capitalize on time-sensitive investment opportunities?

My husband and I are new to RE investing, and we're looking at a property we want to buy to start our portfolio.

That’s a big reason I invest in commercial mortgages only  

I don't particularly want to sell my share of this property as it has appreciated quite a bit since we've initially invested and I'm hoping I can eventually get him moved out to turn it into a full-time rental property.
