It attracts a higher quality tenant, no matter where your neighborhood or demographic(probably some extreme exceptions somewhere).Not consistently raising rents and doing comps to make sure I'm as close to or above fair market value, as possible.Not doing thorough enough tenant screening.That's just the peak of the mountain of mistakes I have made.Best of luck!

Most important to have learned might be the need for speed on tenant turn over.- He wants to do a flip with his employee but the tenant turnover time tells me it could take over a year and it is his senior year (He is one year ahead), so I do not think it will happen (too full of a calendar already).advice to you two1) Read the book I recommend to my son.

I self-insure my SFH homes from the get go do it by carrying a high deductible loses up top 300k, then umbrella kick in after that, I cover all small losses, To get an umbrella I had to up my normal coverage to 300k coverage to get the umbrella.It’s amazing how folks carry low deductibles get smashed with high rates, there are just not up to speed stepped on how to cover SFHMost umbrellas will only cover if you have all insurance SFH coverage with them.I never found a company that would only write umbrella coverage, folks said they were out there but rates are higher.
