If so, then from your perspective the transaction is treated as though the LLC distributed all of its assets to the members (including you) in liquidation according to the distribution provisions of the operating agreement, and then you purchased from the other members the assets that would have deemed to have been liquidated to them in this hypothetical liquidation scenario.Of course there are some complexities here (are there any built-in gains?

@Tom Smith I think that is a pretty attainable goal and can happen multiple ways.

Like any business to make money you need to dig your heels in, setup methodologies that help you reach your goals and execute your plan with multiple exit strategies. 

This ship has pretty much sailed, from the perspective of a Sac native who won't touch his own market :P

Lots of good people and tons of info and perspectives. 

But that money cannot be expensed when it was spent but rather must be depreciated over multiple years. 

I do have cash but prefer to use across multiple properties with leverage.

Not only that, unless there are multiple mortgages on the property, the foreclosure sale likely wouldn't even be worth attending.
