@Brendan Moehn If you're looking to move there with your family anyway, you have nothing to lose. 

I would either wait out that lease or lose the deposit and leave early, don't get stuck paying both right now.

I searched around until I found a reverse address site (411.ca in my case) that allows me to enter a street and get the numbers for all of the houses on that street.

There are some things you can do to protect yourself, such as getting multiple estimates and sticking with contractors that are reputable (for example, I found that sites that have a rating that contractors need to maintain like Angie's List provides better contractors versus places like Craigslist where it's the wild West.).
