Large renovations are better left to those that have plenty of experience with and a set team of contractors and repair men already that they are familiar with and trust in doing the work and staying within the budgets you set.

Additionally, depending on where the property is, you may have to go through dewinterizing it, so keep that in mind as well.Once the property is up and running again, you can basically implement your rehab plan and proceed accordingly assuming you've taken care of any issues that might obstruct you being able to start working (i.e. getting certain permits, if needed) As a sidebar, remember to plan on making sure everything will be up to codes upon the completion of the project.

I agree with you that I am almost never on budget, mostly over, but I try to bring the mouse in a condition where all components have at least 10-20 years of life left (which means replacing a lot of course).One thing that you do and I think I will change is to not finish the basements.
