The benefit of the outskirts of town: easier to find new place to build, land is cheaper, still in the path of gentrification and appreciation due to proximity to SLC market, no HOA to deal with, much less permitting and red tape, and these lead to new builds, which has the benefits of maximizing costseg and minimizing maintenance and repairs because the build is brand new.Happy to discuss by videoconference if you want, and I can pay you for your time.

@Margaret Dreesen1) You typically cannot use the SD to cover damages while the tenant is still living in the property w/o the tenant's written approval.2) Even if tenant agrees, not a sound business strategy as now you have nothing to cover possible damages when tenant moves out.3) Filing a claim on your own insurance is also business-foolish, as now your claim will track you in the insurance world for about 5-7 years and if you have another claim - may lead to cancellation or spike in premiums.4) Tenant is 100% responsible for the damages!

I think this is smart to do, but you are making move for quality of life as well so make sure the town is a place you will enjoy (along with the new job) living.I've seen people use metrics to move out-of-state without really getting a feel for how much their lifestyle suits the new market.
