A lot of people don't have several thousand dollars just laying around and that's why that 2nd option is even out there.  

If your company ever lays you off, you should not be liable to pay them back or if they promote/relocate you, then also you should not be liable (not sure about those things, confirm with your HR).

If you have someone who only installs floors or do tiling, I would like to hear from you. 

We're talking Blueboard and plaster, paint, tile in the bathroom and a kitchen remodel (possibly tiling the floor and getting new cabinets installed).

Also, if you're doing any renovations, and need a referral,   we hire a college student who goes to ODU, and he does excellent tile work!  

I went to Home depot and layed 50 cent a foot laminate directly over the carpet to seal the smell.

I'm looking at lower end finishes (ARV is around $165K), but I need flooring, kitchen cabinets/countertops, 2 showers installed/tiled, exterior doors and windows, and a laundry closet build out. 

I've been trying to lay the groundwork to market to motivated sellers in my area with the intention of buying, holding and ultimately engaging the BRRRR strategy; similar to marketing done by wholesalers.

I want to be insured against a contractor getting hurt or dying while working on my house and I want to be insured against the house burning down or other loss such as a tree falling through the roof or someone stealing boxes of flooring tile out of the garage.  

It doesn't (or shouldn't) cost anything... ask your prepared questions (remember who, what, where, why, when and most importantly HOW), lay out your financials, get their opinions, ideas etc.
