It was a trap house but the lot was too small for larger investors to build new.

If, for example, you just subdivided a 2-acre lot from the larger parcel and sold it for $75,000, the penalty could be $7500. 

I would stick with a single family 6-9 bedroom as there are far less of those than condos, townhomes and smaller single family..so more opportunity to capture larger families, tour groups, sports league tournaments etc.Hope this helps!

It’s seems almost every market has appreciated like crazy and the ones that haven’t seem to be slowly growing and not far behind from larger appreciation.

Good services that are widely adopted help set industry standards and create competition for larger well-established PM.  

It is a 6-plex but with the existing building size, I could easily add 2 units, but cutting the size of the larger units. 

Many contracts will speak to liquidated damages if seller or buyer is unable to perform.

The larger realty companies will always have at least 2 to 3 agents in any market center who are "investment literate".
