All of them, without exception funded their deposits with their own money (usually 25% deposits and they borrow the rest from banks).

I have gotten and had clients get good deals at these auctions, but they had the cash and we did the advance research on the docket to know which properties we were targeting - the ones with the lowest upset value.many states you need the opening bid in cashiers check plus any bid up amounts..  10% deposits are dream in states that SOP..

There's no need to have cash sitting in an account.The only reason to have it in an account would be to avoid "sourcing" the deposit during a loan approval.Otherwise, the numbers should drive the deal.
