@Shashikiran Konnur Sampathkumar From an appraisal stand point (at least where I am located), in a lot of markets there is no market reaction for a 3 vs 4 bed so we would not give you more value for it however we would give additional value to a bathroom.

Maybe switch it up to tile in bathrooms but beyond that, the same flooring makes the house flow well throughout and tenants/buyers love it

Colors: depends on your floors and bathroom/kitchen cabinets & fixtures.

They are 4 bedroom 2 bathroom condo’s.

Are they in each unit (where if it goes downhill you may have to replace parts), or is it more of the shared/site plumbing with sewer systems, etc. for example, if the bathrooms were plumber wrong, the HOA has a big project on their hands, but may only be $1-2K out of your pocket to fix it in your place.

I found the deal by taking my clients to see the property, realizing that it was mis-listed (there were 2 bathrooms rather than one), and that there was serious seller motivation (nasty divorce).

Make an offer on a 3 bedroom 1 bath house in a desirable popular neighborhood that has a finished (non-permitted) basement w/ a full bathroom, sink, separate entrance outside & washer/dryer.

I just read a post about a person not renewing a lease because the tenant let their animals use the bathroom in the property.  

Hi all, just wondering if any of you could recommend a GC for Elmwood Park/West Chicago area , I am needing to remodel a small bathroom for a rental (tear down to studs and replace everything including the plumbing).

We remodeled the bathroom with fresh cabinet paint, updated fixtures throughout the home and have more plans to remodel the kitchen and all the flooring.
