He does seem to be one of the ones makes a lot of predictions about the downfall of the economy . 

I predict we have not seen the worst of it and many "investors" will leave the game when things turn south.

i would say that it seems the areas of highest concentration have moved a bit but then again who can predict mother nature.  

My prediction is if your cash flow is $150/month without cap ex you likely have a true negative cash flow. 

I know we always went to Florida on spring break with our kids and made sure it was south of Tampa because the temperatures north of Tampa were not as predictable that time of year.

instead of the highly subjective and highly variable sales comparison method, appraisers must use the income approach which means the predictability of value is exceedingly high.

Based on suggestions by @Daniel Han and @Arn Cenedella implying or stating that the magic number was just a 10% IRR alone, I went back to my whiteboard and worked through even more scenarios.This time, I resolved to only use figures stated in nearly every OM distributed - the total amount of Raised Equity and the predicted Distributable Cash.

It is predicted to increase even more this year according to the fed! 

I would predict you will end up frustrated and with a large financial loss by being this far trying to self manage .
