I'm hoping someone here would be able to clarify the real difference between the two. the type of info and list I'm trying to comprise is homes that are delinquent on taxes or any other type of liens and just look up overall extensive property history.

The only things I have found really useful and you may need when the  hardware store isn't open are locks,   a tarp/plastic sheeting , an extension cord ,  and an electric heater.  

I have been trained pretty extensively, however, it's now about building my contacts and legal team!

I do 24 months with extensions.   

Zoned R-6, six units/acre however not for a mobile home park, located on Raleigh street (an extension of Ranes Street).Again, this may be not be the same park but I bet it is.

Below is the time-line in my offer.90 Day due diligence period, close date 45 days after expiration of due diligence with an option of two 45 day extensions if needed.  5-50 unit properties are the largest in number across the US, but are the most difficult to get financed.  

I use docusign for all my purchase offers and extensions. 

Acquisitions are all about the numbers, understanding your Investment Market, and extensive due diligence.I am presuming based on what you wrote that you will be acquiring SFRs paying all cash.

The work on the property is not terribly extensive and should be completed in 2-3 weeks.
