The only option I have found is the one made by SaniStar, and it is fairly expensive. 

So, lemme get this straight: You concealed from your lender your plan to transfer the property to a commercial entity after obtaining the loan based on your personal liability.

If you're planning to invest less than $400-500k USD, the properties you could find within that budget will not stand out in the market, and you'll face high competition in the STR (Short-Term Rental) market.

The nice thing for you with a 1031 from that STR to an area like this is that you'll lose a lot of monthly expenses that LTRs usually pay. 

They say their plan is to hold the properties for 5-7 years3. 

Income-expenses. 

Then you can put as little as 3 1/2% down, and  rent out the other side to offset your mortgage expense.  

I'd change the business plan and pick profit over passion but that's just me
