& That is what I want to do is a BRRR on a multi family but I honestly haven’t got myself to go talk to a bank or even really look yet, I am actually in Denton county!!

I figured since I owned 100% equity in the house and I am only seeking 65% LTV I would have no problems having a bank Cash out Refinance.

But only you can answer what your time/effort is worth and the risk of spending the extra money only to get the same appraisal.It sounds like the bigger additional cost are the extras that THIS bank is requiring you to pay upfront.

What about going month to month with your tenants, and when you know they are good people with a reliable bank account, extending them to a longer lease to hopefully reduce your turnover rate?

Does anyone know of a smaller bank in Georgia that offers a line of credit for real estate investors and doesn't require 2 years of business tax returns and bank statements?

@Anthony Fontana , Well, to begin with, banks will probably not loan to LLC even if you invest together. 

Should assignment fees not be reported since your loading your bank account with random checks?
