Or you could amortize the payments, which means that each time you pay the Seller some of your payment goes towards principal reduction so that by the 20th year the loan has been repaid in full.The fact that the Seller doesn't want to pay expenses, wants a monthly income, and the place needs rehab (so you can force appreciate the building) should be music to your ears.

I have found several Properties I was interested in and of course they were abandonded, I asked here and these wonderful people were nice enough to give me an answer to my question, I was just thinking that there had to be an easier way to find answers like this when I saw your webinar, of course I thought it was to teach how to find Motivated Sellers, but when I heard what you were saying my ears perked up, it was exactly what I was just talking about, I got excited and was sitting on the edge of my seat listening, then it hit me at the end.

I've been researching REI  for the purpose of a second career for my retirement and decided to begin with wholesaling, not because I'm broke, but to get the whole concept of marketing, buying, and selling for a profit.I have no clue to which niche I will fall into just yet and have been spending so much time on Biggerpockets listening to every podcast, reading every blog post as I can that Josh and Brandon has on their fantastic website.Taking in from what I have learned and standing outside all of you in your ring of honor, I can only add a very basic comment to wholesaling.
