I would not personally use this in court, but instead would legitimately tow an illegally parked car or would trash out any belongings left in the wrong places.

Lots of options here, legal remedies dictate leverage, but business decision will lead the financial impact.I'd try to find a new tenant, negotiate a termination with existing tenant, find out whether the equipment is fixture (belongs to LL) or has carved out financing.

Your loophole should it be needed may be if you screen for credit history / credit score and no result is returned due to lack of SSN,  or if they gave a totally bogus SSN or one belonging to someone else.I recently had a somewhat similar issue -  I have a pair of roommates in a 2br in seattle,   one of them was getting married and moved out,    and they asked permission to swap that party with his father on the lease.
