I would not personally use this in court, but instead would legitimately tow an illegally parked car or would trash out any belongings left in the wrong places. 

I will buy a property with an FHA loan, keep one room for myself and add a bunch of belongings in this room.

Lots of options here, legal remedies dictate leverage, but business decision will lead the financial impact.I'd try to find a new tenant, negotiate a termination with existing tenant, find out whether the equipment is fixture (belongs to LL) or has carved out financing.

Each property would fall under one Company File and each property would be set up as a Class.You would link all income and expenses to the property it belongs to in the class. 

But I chose not to have car payments or go out, eat out and drink all the time.  

Your loophole should it be needed may be if you screen for credit history / credit score and no result is returned due to lack of SSN,  or if they gave a totally bogus SSN or one belonging to someone else.I recently had a somewhat similar issue -  I have a pair of roommates in a 2br in seattle,   one of them was getting married and moved out,    and they asked permission to swap that party with his father on the lease.
