After joining this site, reading some articles and the UBG and listening to a bunch of the podcasts, I feel confident that I will get a good quality response. 

Since joining BP a few weeks ago I have been able to learn a wealth of information and really boost my confidence.

We also have upside for pricing, a similar house just contracted for 155 around the corner with no updates so we are hoping to get a premium; we are thinking closer to 160-165 but will be more confident when that home closes.

Also the confidence once you get that first one is another advantage!
