You can also use this opportunity to see what their needs are and possibly get a leg up on the competition by accommodating their needs.

Partnerships have the inherent flexibility to accommodate tax allocation schemes to accomplish just about any economic arrangement you seek, as long as a given scheme can satisfy either the substantial economic effect or partners interest in the partnership provisions of the tax regulations.

The only problem is the pricing is expensive for small companies and the features are too comprehensive, so you might end up overbuying.

Perform your own comprehensive screening and see what the results are.

I would do a comprehensive screening report (credit+criminal+eviction) for each of them to get a better idea of what kind of renters they will be!

ESAs are defined under the law as a reasonable accommodation. 

You've done more then enough to accommodate their concerns.
