We have several credit cards which could be used for some rehab funding, but that would only be ideal with a flip so we could pay them off with the profits quickly- not a rental situation.If we were to get a home for $140K, what would be your approach.

Lastly, I take charge of cleanup and lawn if it needs it for the 30 days prior to the end of a lease, though, when I'm showing the property to new tenants. $25 for 4-5 small flower pots and pulling all the weeds makes a place look much nicer.

I also "pre-advertise" hard to rent units immediately when I know, or even suspect, they will be going vacant.Another site that works well in my local market is the DODreferral.com housing site.It covers all branches of service, all base locations, so families transferring in tend to check it first.Other than those, for free, many hospitals and colleges have some type of online or at least a 3x5 card system board!

Then plan a way to generate or buy the required leads i.e. phone duty, open houses, running adds, bandit signs, flyer drops, cold calling fsbos, handing out cards to everyone you meet ect.....Then eat, sleep and breath real estate and you should hit your goal.
