Best advice is to build your own site and pay a professional to set up (and monitor) a paid search / ads campaign that targets your niche.

They are public so it might be harder to lock the deals up vs going direct to seller via the typical marketing campaigns like direct mail, text/sms, cold calling, driving for dollars, etc. 

I would do a massive letter campaign and get some leads.

This is exactly what Berwyn is marketing with there billboard campaign of "Why Berwyn", that can be seen all over downtown Chicago. this area has many traditional average and smaller size bungalow and ranch homes.
