I stick with renting my units, making sure my tenants abide by the rules in their lease agreement and when it becomes apparent that a tenant is violating any rules, without my having to ask police or paramedics, then I will notify the tenant and if the tenant does not correct the problem I will evict the tenant, but I will never get myself into the drama by communicating everything that occurs with every tenant.I have tenants who have all sorts of personal problems.

Also, I am not an attorney but if something like a tornado or fire occurred you may be able to back out of the deal (also known as "Force Majuere" or "an act of god"), we have this built into all of our contracts that way if something drastic were to happen while we have it under contract we may be able to move on to another deal.

Buried at the end of the deed of trust was a clause that stated a foreclosure must be published 5x which was very unique as the state law where this occurred is 2x but the attorney noted they always publish 4x just to be safe.Well not safe enough.

Sadly there is a similar thing occurring in Eastern Washington with a scumbag and his buddy lawyer that drive around to businesses that they never even go to and Sue over ADA discrimination if doors on old buildings are too small or there isn't a ramp etc.
